Happy 2009. It's your turn!

Congrats! You made it through the crazy boom years when all of your friends were saying "buy now, or you'll never be able to afford it." You resisted all of those great houses and all of those not so great loans. You got your credit in shape and maybe even saved some money toward a down payment. And now your time has come. 2009 is going to be your year. Prices have fallen to levels not seen since 2002. Interest rates remain historically low. FHA loans are back on the scene, providing first-time buyers a way to get a house with as little as 3% down. Yes, any lender is going to have many, many hoops for you to jump through. And you're going to do best with good credit, stable employment history and some money in the bank. But loans are still being made, and houses still being sold. The only thing you are waiting for now is that perfect, unspoiled 1957 post & beam to come on the market. Just remember...so are a lot of other people. As flooded as the market is with forclosures, there is a dearth of quality architectural homes on the market.
